Overview

Alpen Traum is a luxury development of individual alpine residences in Maria Schutz, in the heart of the Semmering region. Most people come to this address for a week in the mountains. Here you can live in it. The project is currently under construction, and one residence is offered for sale. The future owner chooses between Chalet 1 and Chalet 2, deciding which position, orientation, views and layout suit their lifestyle best. Both are free-standing houses on their own plots, each with a garage, pool, wellness area and generous terraces. The architecture follows traditional alpine building culture in a contemporary form: wide overhanging roofs, exposed timber beams, natural stone and full-height glazing that opens the interior towards the mountains. The ground floor is built in monolithic concrete and natural stone, the upper floor in high-grade Finnish laminated timber, chosen for strength and durability. Photovoltaics, heat pumps, EV charging and a smart home system are included in the standard specification. From the terrace you look out over forest and valley, with the bells of the old pilgrimage church nearby and Vienna less than an hour away.

Location

Maria Schutz is a village in the Semmering region, on the border between Lower Austria and Styria, surrounded by forested slopes and open alpine meadows. Vienna lies 93 km away, Semmering-Kurort 3 km and Graz 107 km.

The village grew around its baroque pilgrimage church, which has drawn visitors for more than 250 years and has been Austria’s only Passionist monastery since 1925. Beside it stands the sacred spring, long associated with healing and renewal. An organic farm nearby supplies the area with local produce.

Semmering was the winter retreat of Viennese society and the European aristocracy, and its 19th-century villas and grand hotels still shape the character of the resort. Today it offers groomed pistes, night skiing, toboggan runs and a year-round cultural programme, along with Austria’s oldest golf course, opened in 1926 at 1,000 m above sea level. Two ski areas serve the region: Hirschenkogel at 1,340 m, with skiing in winter and a bike park, rope park and hiking routes in summer, and Stuhleck at over 1,770 m, the largest ski area in eastern Austria. The Semmering Railway — the world’s first mountain railway and a UNESCO World Heritage Site — connects the region to Vienna in about an hour.
