Starting April 1, 2024, land register and lien registration fees are no longer required for properties under EUR 500K.
The decision regarding a fee exemption when purchasing a home has recently been made: starting on April 1, 2024, the land register and lien registration fees, which amount to 2.3% of the total purchase price, will no longer need to be paid. This decision was made during the Finance Committee meeting of the National Council on Thursday and will be officially approved during the upcoming plenary session next week.
This exemption is applicable to properties valued under EUR 500K and is specifically aimed at addressing "urgent housing needs" as stated in a press release from parliamentary correspondence. One of the main requirements to become eligible for this exemption is that the property must be registered as the owner’s main residence.
The initial EUR 500K investment can be considered a type of tax relief. For property prices ranging between EUR 500K and EUR 2M, the fees will be calculated in accordance with this new law. For instance, if a property is valued at EUR 750K, the first EUR 500K is exempt and only the remaining EUR 250K is subject to fees, essentially totaling about 1.1-1.2% of the purchase price. However, if the property value exceeds EUR 2M, nothing is waived and the land registration and lien registration fees are applicable from the EUR 1.
This exemption specifically applies to real estate transactions made after March 31, 2024, and upon submission of the registration application to the land registry court starting on July 1, 2024.
