Three major office deals were recorded in Vienna this summer

S Immo acquired Twin Towers in Wienerberg, whilst Saturn Tower in Donau-City was bought by Amisola Immobilien AG. KGAL sold the office building MGC Office Center in the third district.

This summer Vienna witnessed the acquisition of 3 major office developments: Twin Towers and Saturn Tower, and MGC Office Center. This demonstrates the demand for commercial properties in the capital.

The Twin Towers on the Wienerberg in Vienna-Favoriten were sold by Immofinanz to S Immo. The complex last valued at EUR 194M, which makes it the largest deal of the year so far. The 35-storey development was completed in 2001 and it offers about 66,000 sq. m of floor space.

The 35 floors are mixed use, with spaces for offices, retail, entertainment, gastronomy and public areas. Not forgetting an underground car park with approximately 2,000 spaces. The Twin Towers are part of the biggest office location in the south of the capital, Business Park Vienna.

According to the business magazine; Gewinn, Amisola Immobilien AG became the new owner of the 90-meter high Saturn Tower in Donau-City in July. The 33,000 sq. m office building was sold by a German fund for EUR 114M. As stated by Amisola, the 20-year-old development will keep serving as an office building.

Finally, MGC Office Center in the third district was sold by the German investment manager; KGAL. The estimated price stood at about EUR 71.45M. The real estate was purchased as part of a structured bidding process as a share deal. MGC Office Center is BREEAM certified.
