As a result of high occupancy rates, an array of office projects are to be constructed in Linz, including Quadrill, Trinity and Postcity Linz. Two major companies are also planning to build their headquarters in the Upper Austrian capital.
Linz is the third-largest city in Austria, housing about 210,000 residents, however it has the second largest office market after Vienna. Judging by the real estate statistics, there is approximately 660,000 sq. m of office space in Linz, whilst Graz has slightly more than 500,000 sq. m. This gap is likely to get larger in the future, as there is a wide range of commercial developments at the initial stages of planning or construction.
The Quadrill project is to be built in the tobacco factory and will be Austria's tallest office and hotel building tower outside of Vienna. In addition, 3 office towers are planned to be constructed in Trinity on the grounds of Nestle. Not forgetting Postcity Linz, which is a new district at Linz Central Station, where 59% of the gross floor space will be designated for flexible use of a hotel, offices and commercial space.
Linz is a popular choice of location among industrial firms, IT companies and start-ups. Currently, 2 major international companies are building new headquarters in Linz — Dynatrace and MIC. Dynatrace will have a 7-storey tower next to its existing headquarters in the harbour district which is due for completion in 2026.
